On Focus: Maintenance (O&M) and Facilities Management
Progressive companies have found that Outsourcing Non-Core competencies improves both their near and long-term economic outlooks. Rather than considering outsourcing their Maintenance function as a means to rid themselves of a problem, Organizations have learned that such an approach is a smart business move. Functions that once took a chunk of management and administrative time and effort are now shifted to the Maintenance Contractor, allowing asset management and other personnel to focus on operational and throughput issues. These companies have embraced the numerous advantages Outsourcing their Maintenance – whether totally or partially – brought by gaining access to world-class capabilities, a flexible resource base and shared risk.
Outsourcing of facility management services by corporations has gone beyond just a trend and, today, many organizations are outsourcing facilities management responsibilities to gain the benefits associated with focusing only on their core business. In doing so, they acquire the needed professional resources and know-how, while reducing costs and increasing operational flexibility. But to achieve this success, a property owner or manager must properly structure the facilities management outsourcing agreement and institute a strong internal governance process to reduce the risk and ensure that the provider meets their level of service level expectations.
